Kitchen remodeling in Nevada

Contractor licensing and contract rules for a kitchen remodel in Nevada, what the trades earn, and the 10 places this guide covers, with 895,132 homes.

Licenses and contracts

Nevada requires a license from the Nevada State Contractors Board for almost any kitchen remodel. The law exempts only repair or maintenance work worth less than $1,000 in labor and materials, and not even that when the job needs a building permit, is plumbing, electrical, heating or air-conditioning work, or is part of a project worth $500 or more.

In the contract

  • A contract with an owner who lives in the house must show the contractor’s license number and the monetary limit of that license, the completion date, a description of the work and the total price including taxes.
  • The down payment may not be more than $1,000 or 10% of the contract price, whichever is less, unless the contractor keeps a $100,000 consumer bond with the Board.
  • Any change in scope or price has to be a written change order that you accept.

If a licensed residential contractor breaks the law and you lose money, the Residential Recovery Fund can pay your actual damages up to $40,000. It does not pay owners who took out the building permit themselves as owner-builders.

If the house was built before 1978, the firm has to be certified for lead-safe renovation by EPA.
